Assetz Group Partners with KVN Properties for ₹1,000 Crore North Bengaluru Development

Assetz Group has entered into a strategic Development Management Agreement (DMA) with KVN Properties, an institutionally backed real estate investment platform led by former Prestige Group CEO Venkat K Narayana. The collaboration will span approximately 1 million square feet, with an estimated Gross Development Value (GDV) of ₹1,000 crore, the firms announced on 8 July 2025.

The 5.6-acre parcel in North Bengaluru aligns with Assetz's strategy to deliver quality residential apartment development in high-growth markets backed by strong economic drivers, according to Sunil Pareek, Executive Director at Assetz.

Development Structure and Timeline

The project is planned as a single-phase development spanning 3–4 years, commencing after securing all necessary approvals, including RERA registration. Under the Development Management Agreement, KVN Properties will undertake the project's development costs, while Assetz Group will serve as the Development Manager, contributing its brand equity, market reputation, design-led development expertise, and execution capabilities.

KVN Properties will invest approximately ₹500 crore in the project, funding both land acquisition and construction expenses.

KVN Properties' Growth Trajectory

This agreement boosts KVN's total tied-up residential development for FY 2025–26 to approximately 4.4 million square feet, building on its May 2025 joint development announcement of 3.4 million square feet with Puravankara Group. The partnership with Assetz Group further strengthens KVN's strategic roadmap towards developing 10 million square feet of residential real estate within the current fiscal year.

The region's expansion occurs against the backdrop of a buoyant Bengaluru residential market, which posted 14 per cent year-on-year price growth in H1 2025, the highest in India alongside NCR. North Bengaluru has emerged as a high-growth corridor, driven by its proximity to Kempegowda International Airport, excellent connectivity through major arterial roads like NH 44, IVC Road, and the proposed Satellite Town Ring Road (STRR), and the presence of key economic hubs such as the KIADB Aerospace SEZ and Boeing India Campus.

Leveraging both partners' deep institutional knowledge of North Bengaluru's evolving real estate landscape, the residential configurations are being meticulously tailored to meet local demand trends, with buyer preferences shifting toward well-amenitized, design-forward homes.
