17 Acres of Open Green Living, Overlooking Begur Lake
3 & 4 BHK · Starting ₹1.65 Cr onwards
Assetz Canvas & Cove Phase 2 is the second chapter of a project that sold out its first phase — a 17-acre residential campus designed around the idea that a home can give back more to its environment than it takes. Located off Hosur Main Road at Begur Lakefront in South Bangalore, the development places 3 BHK and 4 BHK apartments across towers that front a 137-acre lake, delivering unobstructed water views and the kind of open-horizon living that has become rare this close to an active IT corridor.
The project's defining design language is what Assetz terms Carbon Healing Homes — a framework built on 79% water savings, solid waste management, active green cover, and energy conservation integrated into the structural and systems design of every unit. With 85% of the 17 acres preserved as open space, the campus reads more like a landscaped reserve that happens to have residential towers than a conventional apartment complex. The result is a density of greenery and breathing room that makes the lake views feel like a natural extension of daily life rather than a feature reserved for the upper floors.
Assetz was founded in 2006 and carries an institutional heritage that is uncommon among residential developers: it built Vrindavan Tech Village — now Embassy Tech Village and India's first Platinum LEED-certified IT SEZ — and Global Technology Park, both in Bangalore. That commercial rigour informs the way the group approaches residential design. Every Canvas & Cove unit is sized for carpet area efficiency of 72%, a figure that reflects deliberate planning rather than floor-plan inflation. Unit sizes in Phase 2 run from 1,501 sq ft for a 3 BHK to 2,333 sq ft for the larger 4 BHK configurations, giving families genuine room to plan their lives rather than adapt to constrained layouts.
Begur is accelerating. The Yellow Line metro corridor — partially opened in August 2025 with Singasandra as a nearby station — has already begun to compress commute times to the city core and is drawing secondary commercial development into this part of South Bangalore. Assetz's portfolio of 25-plus projects spanning over 300 acres and 11,400-plus units across Bangalore gives it both the supply-chain depth and the construction systems to deliver at this scale without the quality compromises that afflict single-project developers. The group has recorded over INR 2,000 crore in sales turnover and is recognised among the top five developers in Bengaluru.
Canvas & Cove Phase 2 is for buyers who want the productivity of the Electronic City–Hosur Road corridor without sacrificing the physical and psychological space that comes with green, lake-edge living. The site, the scale, and the developer's documented track record make this a straightforward proposition for families and long-horizon investors alike.

Begur sits in the southern arc of Bangalore, straddling the Hosur Main Road corridor that links the city to Electronic City — one of India's densest technology employment clusters. The neighbourhood is anchored by Begur Lake, a 137-acre water body that gives the address a character unusual for urban South Bangalore: wide sightlines, cooler micro-climates, and a persistent edge of greenery even as the city builds outward around it. Hosur Road (National Highway 44) runs close by, feeding into the NICE Peripheral Ring Road for cross-city movement without touching the Silk Board interchange.
The Yellow Line of Namma Metro — connecting RV Road to Bommasandra via Electronic City — became partially operational in August 2025, with the Singasandra and Basapura stations sitting roughly 3 kilometres from the site. That single infrastructure event is reshaping commute times for Begur residents: trips between Electronic City and Central Bangalore that once took 90 minutes on road can now be completed in under 45 minutes on rail. Koramangala, Jayanagar, and JP Nagar are each within 8–9 kilometres by road, while the Outer Ring Road tech corridor stretching from Marathahalli to Bellandur is accessible via Sarjapur Road, roughly 10 kilometres east.

The Yellow Line (RV Road to Bommasandra via Electronic City) partially opened in August 2025, with Singasandra station approximately 3 km from the project, cutting Electronic City commutes to under 45 minutes.
The NICE Road corridor connecting Tumkur Road to Hosur Road via South Bangalore is being widened and improved, giving Begur residents a fast bypass route around central city congestion.
The 149-km suburban rail network, currently 22% complete, will add another transport layer to South Bangalore corridors; the Hosur Road alignment is expected to reduce long-distance commutes from this precinct.
A planned 37-km metro corridor connecting Hebbal to Sarjapur is approved under Phase 3A, and once built will bring metro connectivity closer to the Electronic City–Begur belt from the north.
The Karnataka government has approved Rs 2,141 crore for upgrading 100 roads and white-topping 500 km of city roads, with the Hosur Road stretch flagged for surface and capacity improvements benefiting Begur commuters.
Begur Lake — one of South Bangalore's largest surviving urban lakes — defines the site's eastern edge. Towers are oriented to maximise water-facing views, and the waterfront park within the campus creates a continuous visual and physical connection to the lake.
Phase 2 embeds Assetz's proprietary Carbon Healing framework into every unit: 79% water savings through low-flow and recycling systems, solid waste management, active green cover planting, and energy-conservation features built into the structure rather than added as afterthoughts.
With only 15% of the land footprint occupied by buildings, the campus delivers 8.5 acres of landscaped grounds, tree-lined paths, and community lawns — a density of open space that is rare in an active South Bangalore market.
Assetz has publicly committed to a 72% carpet-to-super-built-up ratio for Phase 2 units. At sizes from 1,501 sq ft upward, residents get usable area that matches what the floor plan shows rather than disappearing into thick walls and corridor charges.
Electronic City Phase I and II are 6 kilometres away, and the Singasandra metro station — now operational on the Yellow Line — sits approximately 3 kilometres from the site. Professionals working in the Electronic City cluster get proximity to work with a buffer of greenery between the office and home.
Founded in 2006 and backed by private equity partnerships including prior collaboration with JP Morgan, Assetz has built over 25 projects across 300-plus acres in Bangalore. The group won the GRI Awards 2024 Sustainable Project of the Year and has exited 25-plus investors with an average IRR of 20%.
